If you are trying to pin down a realistic vinyl flooring price singapore budget, the first problem is that many quotes do not mean the same thing. One number may be material only. Another may include removal, floor levelling, skirting and installation. That is why a floor sold at S$3 psf can still end up costing nearer S$7 or S$8 psf on site.
For most homes in Singapore in 2026, a practical installed budget for vinyl flooring sits around S$4 to S$10 psf. Entry-level options can come in around S$2 to S$5 psf. Premium ranges can run from about S$7.50 to S$12 psf or more. The spread is wide because “vinyl flooring” covers several different products, and site work matters as much as the plank itself.
We come at this from the contractor side. The drawing is the easy part. The floor you walk on depends on the substrate, which means the existing floor beneath, the cuts around door frames, the transitions at toilet doors, and whether the quote includes the messy work before laying starts. So this guide is not a list of teaser prices. It is where the money usually goes, what tends to get left out, and how to compare quotations properly.

Here is the short version first. These are broad 2026 market ranges for residential jobs in Singapore, usually discussed on an installed basis unless noted otherwise. Actual quotes still move with area, brand, finish, floor condition and scope.

If you are budgeting for a typical flat, the safe starting point is not the lowest advertised number. Use S$4 to S$10 psf installed first, then refine. If the floor area is small, the effective psf cost usually goes up. If the existing floor is uneven, cracked, hollow or damp, the effective psf cost also goes up.
A common mistake is to ask, “How much is vinyl?” as if there is one answer. There is not. Sheet vinyl, glue-down luxury vinyl tile or plank, SPC and WPC are all vinyl-based products, but they install differently and behave differently. The quote should name the product type clearly.
What the different vinyl types actually are
Before price, understand the construction. That tells you why one quote is S$3.50 psf and another is S$8.50 psf.
Sheet vinyl
Sheet vinyl comes in large rolls. It is generally one of the cheaper ways to get a new vinyl finish. Because it comes in sheets rather than separate planks, it can be faster in open areas. The trade-off is that it is less forgiving in irregular room layouts, and repairs can be less neat if one area gets damaged later.
It usually sits around S$2 to S$5 psf installed. For simple bedrooms or utility areas, this can make sense. For homeowners chasing a more timber-like plank look, it is usually not the first pick now.
Glue-down LVT
LVT means luxury vinyl tile or luxury vinyl plank. Glue-down means each piece is adhered directly to the prepared floor using adhesive. This method can give a thinner build-up, which helps where door clearance is tight. It also gives a more solid feel if the substrate is properly prepared.
Typical installed ranges are around S$4.50 to S$6.50 psf, with some market guides showing S$5 to S$9 psf. The important trade-off is floor preparation. Glue-down products are less tolerant of uneven substrate. If the base is rough, patched badly or not level enough, the imperfections can telegraph through, which means show up on the finished surface or affect adhesion.
SPC click-lock
SPC means stone plastic composite. It has a rigid core and usually uses a click-lock joint, which means the planks interlock mechanically. In the Singapore residential market, SPC has become one of the more common options because it is marketed heavily as waterproof and practical.
Standard products can sit around S$3 to S$6 psf, while installed market pricing more broadly often lands around S$4 to S$10 psf. The wide range comes from wear layer, core thickness, attached underlay, finish quality and brand positioning.
The trade-off with SPC is that “rigid” does not mean “can hide any bad floor”. Minor variation, maybe. Significant unevenness, no. If the base is out, the joints may stress, the floor may sound hollow in spots, or the locking edges may fail earlier.
WPC
WPC means wood plastic composite. It is another rigid-core vinyl category, generally positioned above standard SPC in many residential quotes. It often costs more, with published ranges around S$6.50 to S$8 psf and some guides showing S$7 to S$12 psf.
The usual sales pitch is comfort and acoustic performance. Whether that premium is worth paying depends on the room and your priorities. In a common bedroom, maybe not. In a home where underfoot feel matters more, maybe yes. Better to decide that upfront than pay for features you will not notice after two weeks.
Where the money goes in a vinyl flooring quote
When a floor looks expensive, the product is only one part of it. Here is the breakdown that matters in real jobs.
1. The material itself
This is the visible layer, the plank or sheet you choose. Price changes with:
- Product type: sheet vinyl is generally cheaper than LVT, SPC or WPC.
- Wear layer: this is the clear protective top layer that resists scratching and wear. Thicker wear layers usually cost more.
- Core thickness: thicker cores often mean higher cost, especially in rigid-core products.
- Surface finish: more realistic wood grain, embossed surfaces and premium patterns cost more.
- Pattern layout: herringbone raises both material waste and labour time.
If a salesperson just says “5mm vinyl” or “6.5mm SPC” and leaves it there, that is not enough to compare. Thickness alone does not tell you the wear layer, finish quality or joint quality.
2. Installation labour
This is where “material only” and “installed” become two different worlds. Installation labour covers setting out the room, cutting around edges, laying the product, finishing joints and checking the completed floor. It can also include moving some loose items, though not always. Built-ins usually stay.
Simple rectangular rooms are quicker. Homes with many corners, bay windows, step-ups, cabinets, store entrances and awkward transitions take more time. More cuts means more labour and more wastage.
3. Subfloor preparation
This is the cost homeowners miss most often. Subfloor preparation means getting the existing base ready before vinyl goes on top. It can involve cleaning, patching, grinding high spots or using levelling compound to flatten uneven areas.
Levelling compound is a cement-based product used to smooth and level the floor surface. If the floor is not within the installation tolerance the product needs, the vinyl may not sit properly. This is especially important for glue-down LVT and still matters for SPC and WPC.
Some quotes include a basic allowance for minor prep. Many do not. If the floor condition is uncertain until site measurement, the quote should state what is included and what is provisional, which means subject to actual site condition.
4. Removal of existing finishes
If you are overlaying on a suitable existing finish, removal may not be needed. If old flooring is damaged, loose, swollen, badly patched or incompatible with the new system, removal becomes part of the job.
Removal can include hacking out tiles, stripping old vinyl, scraping adhesive residue and disposing of debris. This is noisy and dusty work. It also affects the renovation schedule. A cheap installed headline price often excludes this part.
5. Skirting, trims and transitions
Skirting is the finish piece where the floor meets the wall. Transition strips are the pieces at doorways or where one flooring material meets another. These are small items, but they affect the look and the total price.
If your quote says supply and install vinyl but says nothing about skirting or transitions, ask. The floor may still need them, especially where levels change or different materials meet at bedroom and toilet entrances.
Why one vinyl floor costs more than another
The biggest price drivers are not mysterious. They are mostly visible once you know what to ask for.
Wear layer thickness
The wear layer is the top protective coating. A thicker wear layer usually improves resistance to wear and surface damage in daily use. It adds cost. That does not mean every home needs the highest specification available. A couple with light use in two bedrooms does not need the same spec as a home with children, pets and frequent furniture movement.
The trade-off is simple. Pay less now for a lighter-duty product, or pay more for margin against wear. Neither is wrong if it matches how you live.
Core build and total thickness
SPC and WPC are often sold by total thickness. That matters, but not by itself. The thicker and more built-up the system, the higher the price tends to be. But thickness is only useful if the locking profile, core density and finish quality are also decent. A thicker low-grade product is still a low-grade product.
Pattern and finish
Herringbone costs more because laying it takes more time and creates more waste. Embossed-in-register, often shortened to EIR, costs more because the texture is aligned with the printed wood grain to look more realistic. Premium “stone look” or “oak look” finishes also cost more if the print and texture quality are better.
This is often the easiest place to trim budget without hurting function. If your goal is a durable family floor, a straight-lay wood look usually gives better value than paying extra for herringbone purely for appearance.
Job size
Small jobs nearly always cost more per square foot. A 100 sq ft bedroom still needs transport, setup, cutting and finishing. The crew does not become proportionally cheaper because the area is smaller. Larger full-flat jobs usually spread fixed costs better.
Site conditions
A new and flat screed base is one thing. An older floor with patched areas, uneven tile joints, moisture problems or hollow tiles beneath is another. The same product can be cheap on one site and expensive on the next because the preparation differs.
Material-only versus supply-and-install, this is where comparisons go wrong
A lot of confusion around vinyl flooring price singapore comes from comparing unlike quotes. One seller may advertise material from S$2.80 psf. Another may quote installed at S$6.20 psf. Those are not competing numbers.
When comparing quotations, ask for these points in writing:
- Is the rate material only, or supply and install?
- Is site measurement included?
- Is delivery included?
- Is subfloor preparation included, and to what extent?
- Is levelling compound included, excluded or provisional?
- Is removal of existing flooring included?
- Are skirting and trims included?
- Are door trimming or clearance adjustments included if needed?
- Is there a minimum job charge for small areas?
If the quotation does not spell these out, the cheapest psf may just mean the exclusions are hidden.
What a practical budget looks like by home situation
Rather than giving invented package sums, it is more honest to frame budget by scenario.
One or two bedrooms only
Expect the effective psf to trend higher than a whole-flat job, because fixed mobilisation and finishing costs are spread over fewer square feet. If you are doing only bedrooms, check the transitions at the corridor and the door clearances carefully. Those small details often decide whether overlay works cleanly.
Whole flat overlay
If the existing floor is suitable for overlay and reasonably even, this is where vinyl often makes sense on cost and speed. Overlay means laying the new floor over the existing finish rather than removing it. The savings can be meaningful, but only if the base is acceptable. Overlaying over a bad floor just hides the problem for a while.
Older resale unit with uneven floors
This is where budgets slip. Older units often need more preparation, and the first site walk may not reveal every issue. Hollow tiles, patched areas and previous renovation layers can all affect the final scope. For these homes, treat any low headline rate as incomplete until the floor condition is checked properly.
Premium appearance-led job
If you want herringbone, premium texture and higher-spec rigid-core products, budget at the upper end from the start. That avoids redesigning halfway through after selecting a finish that never matched the budget.
HDB, BCA and worksite rules: what matters for homeowners
Flooring is not just a design choice. In Singapore, the work still sits within renovation controls and site safety obligations.
HDB flats
If you are renovating an HDB flat, flooring works must comply with HDB renovation rules. This matters especially if the works involve hacking existing finishes, changing floor finishes in regulated situations, or affecting common or structural elements. The exact approvals needed depend on the scope. Do not order material first and ask about approval later.
The practical point is cost. If a flooring plan has to change because the proposed scope does not comply, you can lose time, reschedule other trades and in some cases pay for rework.
BCA relevance
BCA matters where building works, technical compliance and workmanship standards come into play. For straightforward vinyl overlay in a residential room, the homeowner usually experiences this through the contractor’s method and the wider renovation scope, not through direct dealings with BCA. Where wet works, structural alterations or fire-safety-related elements are involved, requirements can become more relevant.
MOM safety obligations
Installation crews still work under workplace safety rules. If the job involves power tools, work at height or other regulated site activities, the employer and contractor have obligations to carry out the work safely. Homeowners do not need to manage these rules directly, but they should expect proper site practices rather than improvised work methods.
Common mistakes that waste money
Choosing by the lowest psf only
A lower rate may mean a thinner wear layer, lower-spec core, more exclusions or all three. If you compare on price alone, you usually buy uncertainty.
Ignoring the subfloor
Homeowners often spend time choosing colour and almost none checking the base. But the finished floor is only as good as what it sits on. If the quote does not address floor condition, the budget is not complete.
Paying for premium features you do not need
Herringbone, EIR texture and thicker premium builds all add cost. For some homes, worth it. For others, not noticeable after move-in. Spend where it changes performance or where you genuinely care about the look every day.
Not confirming what happens at wet areas and thresholds
Not every transition is straightforward. Toilet entrances, kitchen thresholds and level changes need proper detailing. If this is not resolved early, the site team ends up making last-minute decisions that affect both appearance and cost.
Ordering before checking HDB constraints
If the flat is under HDB rules and the work needs to be adjusted, early material orders can become a headache. Always confirm the workable scope first.
How we would compare two vinyl quotes on site
If two quotations land on your table, ignore the total for a moment and compare them in this order:
- Product type: sheet vinyl, glue-down LVT, SPC or WPC.
- Specification: wear layer, total thickness, finish type.
- Installation method: glue-down or click-lock, overlay or after removal.
- Preparation scope: minor patching only, or proper levelling included.
- Accessories: skirting, trims, transitions.
- Exclusions: removal, disposal, furniture shifting, door adjustments.
- Area and wastage basis: whether the quoted area includes wastage.
Only after that do you compare the price. Sometimes the more expensive quote is actually the cheaper real job because it includes the things the other one has left out.
What changed in the market recently
Recent Singapore pricing guides have become more specific. Instead of one flat “vinyl flooring” rate, more sellers now separate pricing into LVT, SPC, WPC and herringbone. That is useful because the products are not the same.
Another shift is that more 2026 pricing is discussed on an installed all-in basis, especially for rigid-core waterproof products. That reflects where the residential market has moved. Homeowners are often not looking for simple roll vinyl anymore. They are comparing different rigid-core systems and expecting a practical installed quote, not just a material tag.
At the same time, headline entry prices still exist. They are not always wrong. They are just often incomplete. The less straightforward your site, the less useful the headline becomes.
So, what should you budget?
For a normal residential renovation in Singapore, start with these working assumptions:
- Basic installed budget: around S$4 to S$6 psf for simpler, standard options where site conditions are decent.
- Mid-range installed budget: around S$6 to S$8 psf for better-finish SPC or glue-down systems with ordinary prep.
- Upper-range installed budget: around S$8 to S$10 psf and above for premium series, WPC, herringbone or jobs with more difficult detailing.
If you are seeing offers below that, check whether they are material only, whether they exclude preparation, or whether they apply only to a minimum quantity under ideal conditions. If you are seeing rates above that, check whether the specification is genuinely higher or whether the job has extra site complexity.
The right budget is the one that matches your site and how you use the home. A spare room and a family living area do not need to be priced the same way. Spend on durability where traffic is heavy. Save on premium finish where nobody will care after the first month.
Is vinyl flooring cheaper than tiles in Singapore?
Often yes on an installed basis, especially if vinyl can overlay an existing suitable floor and avoid hacking. But it depends on the product type, the subfloor condition and whether removal or levelling is needed. A cheap tile replacement scope can still cost more overall if the floor has to be hacked and made good first.
Can vinyl flooring be installed over existing tiles?
Sometimes yes, if the existing tiles are sound, reasonably level and suitable for overlay. Hollow tiles, major lippage, which means uneven tile edges, or moisture-related issues can make overlay a bad idea. The floor has to be checked on site before deciding.
